EPC Commercial
All commercial buildings now require an energy performance certificate when they are newly constructed, sold or rented. This means any non-dwelling, i.e. industrial units, retail outlets, offices etc.
We provide Commercial Energy Performance Certificates direct to businesses, landlords, solicitors and agents.
A commercial (non-domestic) EPC is valid for ten years, or until a newer EPC is prepared.
Who can produce an EPC?
Only Commercial Energy Assessors (NDEAs, Non-Domestic) can legally produce an EPC.
Treadlighter’s assessors are all fully qualified, insured and accredited. All relevant Codes of Practice also govern us.
Where do we do it?
Based in South West London our core area is Greater London and the South East.
For instructions outside this we are able to call on our network of fully qualified and accredited energy assessors throughout the UK.
How much does it cost?
Commercial EPCs need to be quoted for individually for each enquiry. This is due to the differing complexity of commercial buildings and also the amount of data that needs to be gathered during the site survey.

How do I get one?
All you have to do is Contact Us we’ll ask you a few questions about the property, confirm a price and if you are happy to proceed, we will confirm a convenient date and time for the site visit to undertake the Energy Assessment.
What's involved with an assessment?
Our energy assessor will look at the following building elements:
- The building size and orientation
(if you have building plans available, we won't have to measure the building and this will reduce the cost of the assessment)
- Thermal characteristics of the building
- Heating and hot water systems
- Air conditioning
- Ventilation (mechanical & natural)
- Lighting
- Any renewable energy sources
How long does it take?
Commercial Energy certificates can be produced within 48 hours depending on availability and the size of the property (and how busy we are at the time!). In general though, you should allow us 72 hours.
What's included?
The Energy Performance Certificate and Recommendations Report are supplied electronically as PDF files. This way you can print and distribute as many as you need (and it keeps our costs down & helps the environment!). We can of course provide a hard copy if you require one.
Which buildings are exempt?
- Places of worship
- Stand-alone building of less than 50 square meters (except for dwellings)
- Temporary buildings with a planned time of use of 2 years or less
- Particular buildings a with a low energy demand (e.g. barns)
- In some circumstances buildings to be demolished are exempt from requiring a certificate
- An EPC is not required for any (off-plan) sales or letting before the construction of the building has been completed.
